Located within the Makati central business district, the 45-storey Grade A office building is highly accessible and strategically positioned near other major establishments and amenities. The building was designed by world-renowned architectural firm Skidmore, Owings & Merrill, and home to leading multinational and local companies.
We secured a rare opportunity to acquire a prime Grade A freehold office asset generating steady rental income with blue chip tenants. Strata office space in the Makati business district is tightly held, with very few assets for sale in the market. Our investment strategy was to implement an active asset management program by renovating the ground floor lobby, common areas, elevator cabs and lobbies, and maximizing leasable area, without any disruption to the the tenants. Additionally, we enhanced the tenant’s experience by installing art works, adding landscaping throughout the common areas, installing turnstiles for improved security, and maximizing natural sunlight in the ground floor lobby.
